     Volunteer Landscaping Personnel and other community members are urged to take an active roll in making sure that storm drains are kept clear of leaves. Help in maintaining the front entrance clear of leaves and debris is also requested.

ANNUAL MEETING: We will have our annual budget ratification meeting at 7:00 PM, Monday June 11, 2018 at the Roy Community Center. Please send in your proxies or attend the meeting to help reduce additional charges to the association.

HOA Board Members: We need volunteers to serve on the Oakview Heights Board of Directors. Positions are President, Secretary and Treasurer. The time required for these positions is one hour per month. That one hour is the time it takes to have our monthly board meeting. No previous experience is necessary to fill any of these positions. Most all of the business is done through our management company, HOA Community Solutions.

     This Association was formed by the developer--New Concept Homes, Inc.--when the plot was first recorded in Pierce County in 1994. The developer turned over the Association to the members on January 17, 1999. Our community has 83 lots, and each lot is entitled to one membership vote within the Association.

     The developer recorded a set of governing documents which formed the Association. Those governing documents are made up of the Articles of Incorporation; Covenants, Conditions, and Restrictions (CC&Rs); and the Bylaws.

     The Articles of Incorporation were filed with Washington State in order to establish the Association as a non-profit corporation. A report is filed annually with the State of Washington, to maintain that status.

     The CC&Rs and the Bylaws provide the Association's operating mechanism. They provide for a three-person Board of Directors who oversee the daily activities of the Association, and for the membership who elect the Board at Annual Member Meetings.

     The Board's primary duty is to enforce the CC&Rs, collect the Annual Dues set by the Board, and maintain the common areas--in order to protect and increase property values over time. The Board may establish Committees--such as Architectural Control, Website Design, Landscape, Maintenance, Community Newsletters, and Social Events--to help with different activities. The people who serve on the Board and on the Committees volunteer their time, to make our community a better place for everyone. Statistics show that homes in well-maintained communities increase more in property value and are easier to sell, because they are more desirable to potential buyers.
